Kundanahalli Estates by Earthitects Private Residences is a 54 acre villament development.

​

Each Estate comprises of a planned 6000sq.ft. villa with its own private pool, spread across  3 - 4 acres of land.

​

Project Roles:

  • Infrastructure planning
    (Electrical infrastructure layouts)

  • Road marking and site execution

  • Producing 11E drawings for conversion.

  • Renders of presentation drawings for client meetings.

KARADIKAADU

 ESTATE, COORG

Located at the North of Kundanahalli, Karadikaadu Estate (meaning thicket of bears) is designed in line with the other Estates. Using traditional Coorg - inspired language, moulded for luxury.

Using vernacular features such as pitched roofs, rubble masonry among other features.

  • Design, ideation and prototyping.

  • Detailing and modelling with live rendering.

  • Presentation drawings for client meetings.

  • Site coordination with engineers for marking and quantification.

Badkekaadu Estate

BADKEKAADU

 ESTATE, COORG

Badkekaadu which translates to "Forest in the North" Is one of the larger undertakings in Kundanahalli. With a planned 8800+ sq.ft. (including additional owner requested spaces), this estate comes in a multitude of levels as opposed to the generally planned 2. An additional Mandir, Pond, Mini Theatre and larger Car Porch enhance the grandeur of this estate.

Badkekaadu Approach
Uttarahalli Estate

UTTARAHALLI

 ESTATE, COORG

The Northern Most Estate, Uttarahalli, was the only estate to have reached the ground breaking phase. Having completed preliminary working drawings and building permits, the project, and Kundanahalli Estate overall had to be halted due to conflicts with the Forest Department.

Project Roles:

  • Working drawings  - Quantification and billing drawings including excavation, foundation, footings, RR masonry walls, flooring, joinery (opening schedule), etc.

  • Site coordination with engineers for marking and quantification.

Following the cease of Kundanahalli Estates, due diligence work was initiated for the next project at Earthitects. 

Elkhill Estates is a masterplanning level undertaking. Comprising of 2500 acres spread across 8 villages in Coorg. This project was intended to be an broad scale extension of Evolve Back, inspired by the Napa Valley in California. With the idea to promote coffee and the plantation life as an analogue of wine tasting and vineyard experience in Napa. Each estate was conceived with a certain primary action.

Project Roles:

  • Due diligence for land records - comparing purchased land as per records vs. on ground.

  • Leading survey teams for cross checking land measurements.

  • Stitching of maps to place survey drawings to verify boundaries.

TYPICAL VILLA

Taking the template of Kundanahalli Estates, the land in each village was planned in the form of 10 acre plots. Depending on the context and client requirements, these were intened to house 3 tiers of villas - 3000 sqft. , 4500 sqft. and 6000 sqft. With the base of a typical estate from Kundanahalli (6000sqft.), the other 2 types of villas were planned.

  • Research into villa sizing to have 4500sqft..

  • Planning of appropriate allied spaces.

  • Working drawings for client presentations.

  • Planning of individual 10 Acre estates for different clients.
